Terms and Conditions


Before booking, please carefully read our terms and conditions. By booking the property, the guest acknowledges and accepts these terms and conditions.

1. THE RENTAL PERIOD

1.1 The rental periods are for a maximum of four weeks. At the Countryside Retreat the rental period begins at 5pm on the first day and ends at 9am on the last day. The rental period at the Ocean View Penthouse begins at 4pm on the first day and ends at 10am on the last day. The change-over day for the Countryside Retreat is Friday, and for the Ocean View Penthouse it is Saturday.

2. BOOKING

2.1 To reserve your chosen property, a non-refundable deposit of 30% of the total cost is required. This deposit can be paid online or via bank transfer. Upon receipt of the deposit, we will send a confirmation receipt. If a booking is made within four weeks of the start date, full payment must be made at this time.

2.2 The maximum number of guests allowed at the Countryside Retreat is 10, and at the Ocean View Penthouse is 4, unless written permission is granted by the owner.

2.3 Full payment must be received by us no later than four weeks before the start of the holiday. If payment is not received by this date, we reserve the right to treat the booking as cancelled and re-let the property. Reservations made within four weeks of the start of the rental period require full payment at the time of booking. We will not be held responsible for sending reminders of the due date. The due date will be set out on booking confirmation.

3. CANCELLATION

3.1 If you need to cancel the booking more than 30 days before the arrival date, you will receive a full refund minus the deposit.

3.2 If you need to cancel your booking within 30 days of the arrival date no refund will be given. However we will attempt to re-let the property and if re-let, we will refund the amount minus any expenses or losses incurred by us in doing so.

3.3 In the event that the owner must cancel the reservation due to unforeseen circumstances, all money paid will be refunded in full.

3.4 It is strongly recommended that guests obtain travel insurance in relation to the booking.

4. ELIGIBILITY

4.1 We are essentially providing family holidays and it is our policy not to accept bookings for hen or stag parties or from groups of people under the age of 21 years.

4.2 The person booking must stay at the property, we do not accept third party bookings.

4.3 The guests have the right to occupy the property for a holiday only (within the meaning of Schedule 1, Paragraph 9 of the Housing Act 1988)

5.HOUSE RULES

The guest agrees to abide by the property's house rules, which include:

5.1 To take good care of the property and leave it in a clean and tidy condition at the end date.

5.2 To report any damages to us as soon as possible, and to cover the cost of repairs or replacements. Please do not replace items yourselves. You will be responsible for any damages to the property during your stay.

5.3 All properties and buildings are strictly non-smoking. There is a £300 additional deodorising/cleaning charge if smoking is detected in the rental property.

5.4 No pets are allowed in any properties. If a pet is found in the property, your booking will be terminated and no refund will be given.

5.5 Rented/ portable hot tubs are not permitted.

5.6 If you lock yourselves out there is a £50 call out fee between the hours of 10pm and 9am.

5.7 You are responsible for signing out of your own Netflix/ Prime and all other accounts on the Smart TV at the end of your stay. We cannot be held responsible for account activity if you do not sign out of your accounts.

5.8 You must not cause annoyance or be a nuisance to other guests or neighbours. We respectfully ask that you keep noise to a minimum after 11pm.

5.9 At the Countryside Retreat the downstairs ensuite has a Saniflo unit. This gets blocked if anything other than loo roll is flushed down the toilet. Should this happen and the engineer finds it is not a mechanical or an electrical fault, you will be liable for the cost of repair. Please do not put anything other than natural products down the toilet to prevent this charge.

5.10 If you fail to adhere to our terms and conditions, we reserve the right to terminate your booking and ask you to leave without any compensation. We also reserve the right to enter the property at any time if necessary.

6. LIABILITY

The owner is not liable for:

6.1 Any loss or damage to the guests personal belongings during their stay.

6.2 Any business losses. The owner only lets the property for domestic and private use. If the guest uses the property for any commercial or business purpose we will have no liability for any loss of profit, loss of business, business interruption, or loss of business opportunity.

6.3 Any interruptions in the supply of electricity, water, heating, TV, or mobile reception.

6.4 Any death or injury to you or anyone under your responsibility.

6.5 Any loss, damage, or inconvenience caused by adverse weather, riots, war, strikes, or other circumstances beyond our control.

6.6 Any loss, damage, or inconvenience caused by the destruction or significant damage to the property before the start of the rental period. In such an event, we will refund all money paid.

7. LINEN

7.1 If the rental period is more than one week, new linen will be provided every week.

7.2 Linen and towels should only be used inside the rental property and must not be taken to the beach.

8. PARKING

8.1 Guests are required to vacate the parking space at the Ocean View Penthouse by 10am on the day of checkout.

8.2 Commercial vehicles are not permitted to park on the premises at the Ocean View Penthouse.

8.3 Cars are parked at the owner's risk.

8.4 Charging electric vehicles is not allowed on the premises. We do not have a dedicated EV charging point nor do we have a power socket either indoors or outdoors that is suitable rated or certified safe for use of charging an EV. The nearest EV charging station is located at Sainsbury's in Penzance.

9. DISCLAIMER

9.1 The owner reserves the right to change the décor, furnishings, or fabrics shown in photographs on the website and advertising.

9.2 It is the guest's responsibility to ensure that the property meets any specific requirements before making a booking.
